This is a beautiful privately owned villa in the very desirable area of Highlands Reserve very near to all the activities of the Orlando area. Set on a golf course community but in a private location with a very private swimming pool and relaxation area at the rear.

 


 

 

 

A 3 bedroom villa with 2 bathrooms, a large lounge/dining area and a heated pool

 

 

The master bedroom has a queen sized bed, TV, telephone, a walk-in closet and an ensuite bath/shower room.

The second bedroom has a double bed whilst the third room has twin beds.

 These share a family bathroom

There is a fully fitted kitchen with a breakfast area, dishwasher, fridge/freezer, microwave, washing machine and tumble dryer. The attached sitting area has a TV with dvd player.

The double garage has an electric door opener and has internal access to the house.

 


 

 

 

The house is fully air conditioned (and heated during the winter months) and has constant hot water. The pool water may also be heated for a small additional charge.

All bed linen, towels and kitchen utensils are provided.

 

Disney World is about 15 minutes drive away and the airport is only 40 minutes east. Golf is within the community as is a community swimming pool, tennis court and childrens’ play area.

 

The house is fully fitted according to the state of Florida safety standards and is licensed for rental. This includes smoke detectors and fire extinquishers.

 

There is no smoking allowed within the property.

 


 

 

 

Rates for hire are:-

 

                    Jan, Feb, Mar, Nov, Dec          £350 ($650) per week inc. taxes

 

                    April, May, June, September    £425 ($700) per week inc. taxes

 

 

                                          UK Half-terms, Easter, July, August, October, Thanksgiving, Christmas,

                         New Year Holiday     £500 ($850) per week inc. taxes

 

 

Pool Heat is only US$130 plus taxes per week (min 7 days)

Cots (cribs) and High Chairs are available on request and payable locally to the management company who will also provide you with a local point of contact.

Security Deposit

I understand and agree that I am responsible for all loss or damage to the property or its' inventory during the Rental Period and that the Company or the Owner can deduct sums from the security deposit to cover eventualities. Examples: Non-return of keys, Early arrival or late departure charges, Damage to the Property or its' equipment, Loss or breakage of inventory items.

Where loss or damage to the Property, the Inventory, or equipment exceeds the amount of the security deposit, the Company or the Owner will bill the Guest for the shortfall, and the Guest agrees to pay. In the event that the Guest fails to pay any such shortfall, the Company reserves the right to exercise any legal remedies to pursue the amount owed from the Guest.

Davenport Villas

Terms and Conditions for this booking

 

 

1.        Bookings between the owners of the property (hereafter called ‘Davenport Villas’) or the owners’ management company (‘Frontline Florida’) and the person making the booking (hereafter called ‘the Client’) are valid after:

a)     the booking form has been complete and signed and received by Davenport Villas/Frontline Florida (if the booking is made in the US the company responsible for bookings is Frontline Florida)
b)     the appropriate deposit has been paid
c)     the booking has been confirmed in writing by Letter or email to the Client

 

2.        The person, who signs the Booking Form certifies that he or she is authorised to agree the Booking Conditions on behalf of all persons included on the Booking Form, including those substituted or added at a later date.  The signatory must be a member of the party occupying the property and must be 21 years or over.  Bookings cannot be accepted from parties of young people under 21 years of age.

 

3.        A deposit of £200 or $300 must accompany bookings, which is non-returnable.  The balance must be paid eight weeks prior to the commencement of the holiday or 4 weeks if USA or Canada.  The Security Deposit will be returned to the Client after the completion of the holiday as long as any key(s) are returned and no damage or loss is reported.

 

4.        If the Client wishes to cancel the booking he should advise Davenport Villas/Frontline Florida  immediately by telephone followed by confirmatory letter or email.  Upon receipt of such notification Davenport Villas/Frontline Florida will (without obligation to the Client) use his best endeavours to obtain a replacement letting and, if such replacement is obtained will refund to the Client any monies paid less the deposit.  If Davenport Villas/Frontline Florida is not able to re-let he shall be entitled to retain all payments already made and if not already paid, the balance of the hiring charge as follows:

 

More than eight weeks before departure                Deposit forfeited

30 - 60 days notice:                                                50% of the rental charge
                Less than 30 days notice:                                       100% of the rental charge

 

5.        In the unlikely event that circumstances beyond Davenport Villas/Frontline Florida’s control necessitate the cancellation of the rental arrangement, Davenport Villas/Frontline Florida  reserves the right to cancel any bookings at any time and will only be liable to refund monies already paid by the Client.  Furthermore, Davenport Villas/Frontline Florida  cannot guarantee that all the facilities described in the brochure will be available.  The photographs and descriptions are examples of properties available for rental.

 

6.        The Client agrees:
a)     to pay for any breakage’s, losses or damage to the property
b)     to take good care of the property and leave it in a clean and tidy condition at the end of the holiday
c)     to permit Davenport Villas/Frontline Florida or Agents reasonable access to the property to carry out any maintenance if necessary
d)     not to sublet or share the property except with persons nominated on the Booking Form
e)     pool blanket provided to be used overnight when pool heat on.  If called out and pool heat is 85 degrees as paid for, guest will be   required to pay $30 call-out charge and not the owner.

 

7.        No liability is accepted by Davenport Villas/Frontline Florida  for loss of main services or failure of appliances.  Nor for the consequences of the actions or omissions of persons who may control supply of mains services, nor any actions taken in the vicinity of the property by any authority over which there is no control by Davenport Villas/Frontline Florida .

 

8.        The property is available after 5.00 p.m. on the day of arrival and must be vacated by 10.00 a.m. on the day of departure.

 

9.        Davenport Villas/Frontline Florida does not accept any liability for injury, damage or loss caused by any reason or for any claim made as a result of this booking and/or the subsequent holiday.  The Client is responsible for taking out an adequate insurance policy (ies) to cover all risks.  This waiver is also applicable to people visiting the property as guests of the Client(s).

 

10.     The Letter does not accept any liability for injury, damage or loss caused, or for any such claim by a third party as a consequence of actions by the Client(s) and other people occupying the property during the period of the let.

 

11.     No Smoking policy. Please note that the owners do not allow smoking within the villa.  However , smoking is permitted within the pool area

 

12.     Inventory Items. No inventory items must be removed from the villa. This includes linens and towels. Any breakage or damage must be reported to Davenport Villas/Frontline Florida.
